Please understand that we are a small property with just 4 suites. A $55 cancellation fee will be charged for any cancellation regardless of time frame. For a full refund of accommodation fees (less $55 cancellation fee), cancellation must be made seven (7) full days prior to listing's local check in time (4:00 PM MST) on the day of check in. For example, if check-in is on a Friday, cancel by the previous Friday before check in time (4:00 PM MST). For reservations that fall during the Albuquerque International Balloon Fiesta (first Saturday to second Sunday in October), cancellation must be made thirty (30) full days prior to check in. If the guest cancels less than seven (7) full days in advance, the first night is non-refundable but 50% of the accommodation fees for remaining nights will be refunded (less $55 cancellation fee). If the guest inadvertently books for the "wrong date(s)" or needs to change their reservation date(s), guest must provide at least 2 days advance notice. Failure to provide adequate notice will result in forfeiture of first night's fee and a restocking fee of $55.
